QUALIFICATION REQUIREMENTS

To qualify for residency, a household must meet the following criteria:

  • Meet the applicable age requirements at the time of initial application (one household member must be 55+ and all others must be 40+).
  • Meet the applicable income requirements at the time of initial qualification.
  • Satisfy all resident screening requirements.
  • Comply with student eligibility guidelines. 

Age Requirements 

One household member must be at least 55 years of age to qualify for residency. Any other residents must be at least 40 years of age.

Income Requirements 

Total gross annual household income must be at or below the Maximum Income Limit at the time of move-in.

  • 1 Person Household: $55,620
  • 2 Person Household: $63,600
  • 3 Person Household: $71,520

Appropriate documentation of all income sources must be provided. Income sources include but are not limited to:

  • Child Support / Social Security Card AND Social Security Benefit Letter dated within 120 days of move in. 
  • Wages or Bonuses / Tips or Commissions
  • Monetary Gifts / Unemployment
  • Income from Assets and Investments 
  • We verify all assets & Income.  Need names & contact info from all pensions, IRA, 401K etc, banks, employers (pay stubs).

Screening Requirements 

All adult household members (55+) must complete a credit and criminal background screening as part of the application process. Screening results that are retuned as “conditional” or “denied” may affect the required security deposit amount or eligibility for occupancy. Please note, income verification is a separate occupancy eligibility requirement, so receiving screening approval does not guarantee final approval. Also applicants 40+ must fill out application

Household Continuity Requirements 

At least one originally qualified household member must continue residing in the apartment. If all original members move out, any remaining or new occupants must re-qualify under initial eligibility standards. 

Student Eligibility Requirements 

Households made up entirely of full-time students may not qualify unless they meet one of the permitted exceptions below.
